Our client in the Fraser Valley is looking for a seasoned Property Manager with Operations experience. The company is an established Property Management group with buildings located in the local area. Our clients pride themselves on quality customer service, excellence in Building Management, and the long tenure of their current employees.

The role will require knowledge of the Residential Tenancy Act, excellent document handling, an eye for detail, the ability to manage and lead people, and above all you must be an excellent communicator and like to get things done. Your role is internal, but you will be the liaison between building managers, the controller, and the administration. You must be a positive, highly organized team member with a great attitude and strong work ethic.

Working independently, and as part of the resident management team, you are responsible for ensuring the optimum performance of the company properties, measured in terms of tenant occupancy and financial performance, always maintaining high-performance standards in the areas of Renting/Leasing, Administration, and Policy Adherence, Tenant Relations, Maintenance, and Security.

The role has three distinctive departments to oversee.

1) Property Management – ensuring all policies and procedures are maintained and professional representation of the properties is always at its peak. Provide administrative direction and support, onboard training for all new on-site personnel, provide guidance and information with respect to Residential Tenancy law and rules of procedures, and work in conjunction with Head Office staff to ensure manager compliance with policies as it relates to tenant documentation. You will also support the Financial Controller to ensure that the paperwork flow is efficient, lead annual performance reviews, and be available as a 24-hour emergency contact for the properties team.

2) Building Operations – ensure all building inspections are completed as scheduled, ensure all safety and security issues at the buildings comply with insurance requirements and company vision, and handle all timelines regarding special projects, assist trades, assist managers with tenant relation concerns and determine if management support is required.
3) Financial and Administrative -work with the Financial Controller and building managers to help create an annual budget, regularly review building performance, issue approval for extra work, review accounts payable for all properties prior to payment approval, review the rental market, and make recommendations to current rental rates, and review and implement increases for all rental properties.

Salary level is $85,000-$100,000+
